The build incorporates deep basement construction, reinforced concrete structures and a highly articulated façade across both buildings.
Early works established the site through excavation interfaces, piling and retention systems, enabling a controlled transition into main construction.
Structural delivery includes deep basements and complex reinforced concrete superstructures, requiring careful sequencing, formwork design and coordination within a tight site.
The façade is a defining feature, combining precast concrete, rendered systems, sandstone cladding, aluminium screening and cantilevered glass elements, all requiring detailed coordination.
Advanced formwork methodologies are being used to achieve complex geometry, supported by tight tolerances and consistent quality control.
Integration of services across structural and façade interfaces has been critical, particularly in responding to durability requirements in a coastal environment.
Delivered within a live residential and beachfront setting, the project requires ongoing coordination of logistics, access and procurement.
Success relies on every element being resolved properly, with no room for compromise between design and delivery.
