Sandcastles (Boodja Mia) is a purpose-built healthcare facility in Swanbourne, designed to support children with life-limiting conditions and their families. As the first of its kind in Western Australia, the project brings together clinical, residential and communal environments within a single, highly considered development.
Early engagement brought design, cost and delivery into alignment, establishing a clear path forward before construction commenced.

Early engagement established the foundation for delivery. Working closely with Perth Children’s Hospital Foundation, Encon, Hassell and the consultant team, the project was aligned across design, cost and programme prior to construction. A structured value management process secured approximately $4M in market-backed savings, with the majority focused on construction methodology rather than reductions to design quality.
The development spanned 4,290m² across three levels, incorporating a mix of clinical, residential and support spaces. These included children’s bedrooms, family apartments, therapy areas, communal and dining spaces, a hydrotherapy pool, bereavement suite, administration areas and back-of-house services. The diversity of functions required careful coordination across structure, services and internal environments, with each space designed to meet specific operational and emotional needs.
Delivery was undertaken within a constrained site, with access managed through adjacent properties including the WA Bridge Club car park. This has required detailed planning and ongoing coordination to maintain operations while enabling construction activities to proceed safely and efficiently.
Construction involved full integration of mechanical, electrical, hydraulic and specialist healthcare services, alongside high-quality internal environments and external works. The nature of the facility demands a high level of precision across both technical delivery and finishes.
Efficiencies identified during the early phase were carried through into construction, supporting an accelerated programme and targeting completion ahead of the original timeline.
