NinetySeven Residences is a boutique residential development comprising seven ultra-premium apartments overlooking the Swan River and Perth CBD skyline.
Delivered within a constrained foreshore site, the project combines complex structure, sculpted façade systems and high-end interior finishes, requiring a high level of coordination and execution.

Demolition of an existing multi-storey structure, followed by redevelopment of a constrained 1,242m² riverside site. Works have been carefully staged to manage neighbouring interfaces, protect the foreshore edge and maintain control across site logistics.
Substructure works include construction of a semi-basement within a high water table environment, incorporating waterproofing systems, fire infrastructure, services plant and secure access systems. Careful sequencing and durability considerations are required from the outset.
The reinforced concrete superstructure rises to 22.5 metres and includes lift cores, pressurised stairs, transfer slabs and large-format residential floorplates. Tight tolerances and finish quality are critical, particularly given the premium nature of the development.
The façade is a defining element of the build. A combination of stone cladding, aluminium systems, glazing and feature render elements has been coordinated to achieve both architectural intent and long-term performance within an exposed riverside environment.
Internally, seven bespoke residences will be delivered, each with a high level of customisation and finish. Full-height glazing, expansive terraces, stone finishes, tailored joinery and integrated services require detailed coordination across trades to maintain quality and consistency.
Building systems include geothermal, solar and rainwater infrastructure, alongside advanced mechanical, electrical and filtration systems. These are integrated with the structure and façade to support long-term performance and operational efficiency.
Working within a constrained, high-end residential context requires consistent attention to detail across structure, façade and finishes, with a focus on precision throughout.
Consistency is achieved through control across every element of the build.
