Stage 3 of St Ives Carine delivers a new residential building within an operational retirement village, forming part of a broader masterplanned development.

Delivered under a Design and Construct model, the project has been structured to maintain access, safety and amenity for residents while construction progresses.

              Delivery within an active retirement living community requires careful staging and ongoing coordination to ensure residents can continue to move safely through the site.

              Scope includes selective demolition across basement and ground levels, with removal of existing structures, services and hardstand areas, followed by integration with retained buildings. These works have been sequenced to maintain access, egress and operational continuity across the village.

              New construction involves delivery of the Stage 3 residential building, incorporating structure, building envelope and services, while integrating with existing infrastructure, shared laneways and surrounding buildings.

              Basement and substructure works include modification of existing retaining walls and construction of new elements, coordinated alongside civil works, drainage and fire access requirements within a constrained and operational site.

              A strong focus has been placed on quality and long-term performance, particularly across waterproofing and building envelope systems. Structured quality controls, including trade-specific inspection and test plans, prototyping and defined hold points, have been implemented to minimise defects and ensure consistency across the build.

              Maintaining a safe and functional environment for residents has remained critical throughout delivery. Traffic management, access planning, waste collection and emergency egress have all been managed in parallel with construction activities.

              Progress is measured as much by continuity for residents as it is by construction milestones.
