Delivering construction in a remote island environment

The Lodge Wadjemup is the transformation of the former Karma Rottnest site into a 109-room resort, combining heritage restoration with new construction across a highly sensitive island setting.

Set within Wadjemup, a site of deep Aboriginal cultural significance and a protected Class A Reserve, the project required a considered approach from the outset. The development brings together existing heritage buildings and new accommodation, hospitality and communal spaces into a single, cohesive resort.

              The scope spanned extensive civil works and supporting infrastructure, refurbishment of heritage-listed buildings and delivery of new accommodation. Key elements included the restoration of the Reformatory and Lakeside buildings, alongside the construction of a new poolside building incorporating guest rooms, dining areas, bar and public-facing amenities.

              Additional facilities included a purpose-built function centre, landscaped communal areas and the Gathering Ground, a dedicated cultural space acknowledging the significance of the site.

              Balancing heritage, environmental and operational requirements were central to delivery. Works were carefully managed to protect existing structures, minimise impact on native vegetation and maintain the character of the island environment.

              Logistics remained a defining factor. All materials, plant and labour were transported to site, requiring detailed staging, off-island coordination and just-in-time delivery. Limited storage and access constraints required careful planning across all trades.

              Concrete works introduced further complexity, including the establishment of an on-island batching solution to support major pours.

              Staged delivery across heritage and new-build elements, combined with live site interfaces and environmental controls, required consistent coordination throughout.

              The outcome sits comfortably within its setting, shaped as much by its constraints as its design.
